This micro-sized home has a Living Area and Kitchen on the main level and a Bedroom & Bathroom upstairs. Those areas total 400 sq. ft. which qualifies this model, under IRC Appendix Q Tiny Houses Code​, to have a useable Loft that is accessible by a ladder.
 
In this model, that Loft area can function as a small office, a sleeping space, or for a variety of other uses. With an egress window It meets the IRC requirements for livable space but access by non standard stairs is allowed.

• Covered Back Porch for outdoor living space (can be easily screened in)
