Code Definitions and Regulations for Tiny Houses
TINY HOUSE - A dwelling that is 400 square feet (37 sq. m) or less in floor area excluding lofts.
LOFT - A floor level located more than 30 inches (762 mm) above the main floor, open to the main floor on one or more sides with a ceiling height of less than 6 feet 8 inches (2032 mm) and used as a living or sleeping space.
Lofts shall have a floor area of not less than 35 square feet (3.25 sq. m)
Lofts shall be not less than 5 ft. ( 1524 mm) in any horizontal dimension.

The Appendix Q square footage definition of a tiny house excludes loft areas. The code goes into significant detail to specify areas that can be defined as a loft and how those areas may be accessed.
The model with cut-away walls shown here illustrates a 104 sq. ft. space (8' 8" x 12' 0" exterior dimensions) that includes a queen size bed loft, with code compliant stairs serving as storage and closet space, a full bath, and additional furniture space for a cozy, and efficient Bed/Bath area.
Because the bed is in a loft area it's footprint is not totaled in the home's sq. ft.
The bathroom door is 2' wide and the design allows for a bedroom door of up to 2'6." Windows are not shown because exterior walls will be determined by this Bedroom Module's orientation with other modules in the final home layout. The bed loft area must have a window that meets egress requirements.
